Getting Started
GreenToran is a financial management platform built for real estate partnerships. You and your partners can track properties, log contributions and expenses, calculate profit splits, and settle balances, all in one place.
Click "Get Started" on the homepage or visit the registration page. You can sign up with your email address or use Google Sign-In. After verifying your email, you can create your first partnership and start tracking right away.
Yes! GreenToran offers a free plan that includes core features for small partnerships. Paid plans unlock additional features like more properties, more team members, AI-powered document analysis, and advanced reporting. Visit our pricing page for details.
No. GreenToran is a tracking and management tool, not an accounting firm, law firm, or financial advisor. Our calculations are only as accurate as the data you put in. For anything official, talk to a qualified accountant, lawyer, or tax advisor.
Partnerships & Teams
After logging in, click "Create Partnership" from your dashboard. Give it a name (e.g., "Downtown Properties Group"), and you're done. You can then invite members and start adding properties.
Go to your partnership settings → Members → Invite. Enter their email address and assign a role (Admin, Editor, or Viewer). They'll receive an email invitation with a link to join. They can create an account if they don't have one.
Owner: Full control. Manages members, properties, billing, and all settings. Can delete the partnership.
Admin: Can manage most aspects of the partnership except billing and deletion.
Editor: Can add and edit transactions, properties, and documents.
Viewer: Read-only access. Can view data and reports but cannot make changes.
Yes! You can create or join multiple partnerships with a single account. Use the team switcher in the sidebar to move between them. Your Portfolio page gives you a cross-partnership overview of all your investments.
No. Partners can only see your name and email within shared partnership data. They cannot see your other partnerships, personal account settings, or any data from partnerships they're not part of.
Properties
Navigate to Properties → Add Property. Enter the property details (name, address, budget) and assign ownership shares to partnership members. The shares determine how profits and losses are split.
Each property has a total number of shares (default: 100). You assign shares to each partner. For example, if Partner A has 60 shares and Partner B has 40 shares out of 100, profits split 60/40. You can customize the total shares for more complex arrangements (e.g., 1000 shares for finer granularity).
Absolutely. Each property has its own independent ownership split. You might own 50% of Property A but 30% of Property B within the same partnership. GreenToran tracks each property separately and calculates splits accordingly.
Transactions & Money
Contributions: Money put into the partnership (capital investments)
Expenses: Money spent on property-related costs (repairs, maintenance, taxes, etc.)
Income: Money earned (rent, sale proceeds, deposits received)
Credits: Adjustments, rebates, or special allocations
No. GreenToran is a tracking and calculation tool. We do not hold, transfer, or process money between partners. When settlements are calculated, you transfer money between yourselves using your preferred method (bank transfer, UPI, check, etc.). GreenToran tells you who owes whom and how much.
When a member adds a transaction, the partnership owner (or admin) can review and approve or reject it. This ensures all entries are verified before being included in profit calculations. Approved transactions appear in reports; rejected ones are flagged for revision.
Yes! You can upload receipts, invoices, and supporting documents when creating or editing a transaction. These are stored securely and visible to partnership members, providing a complete audit trail.
Settlements
A settlement is when partners balance their accounts by paying each other what's owed, based on contributions made, expenses paid, and each person's ownership share. GreenToran calculates the exact amounts so nobody is left guessing.
Fair Share: Automatically calculates who owes whom based on contributions vs. fair share of expenses
Reimbursement: One partner pays back another for a specific expense
Deposit: Record a capital deposit from a partner
Capital Call: Request additional capital from partners
Distribution: Distribute profits or returns to partners
Settlement calculations are mathematically precise based on the data entered. However, if the underlying transaction data is incomplete or incorrect, the settlements will reflect that. Always review the calculation details before transferring money, and verify important figures with your accountant.
Billing & Plans
Go to Settings → Billing from within your partnership. Select the plan that fits your needs and complete checkout through Stripe. Your new features will be available immediately.
Yes, you can cancel anytime from Settings → Billing. Your subscription stays active until the end of your current billing period. After that, your partnership moves to the free plan. No data is deleted; you just lose access to the paid features.
Yes. All payment processing is handled by Stripe, a PCI-DSS Level 1 certified payment processor. We never see, store, or have access to your full credit card number. We only store a Stripe customer ID and the last four digits of your card for display purposes.
Refunds are handled on a case-by-case basis. If you believe you were charged in error or have a legitimate concern, contact us at support@greentoran.com within 30 days of the charge.
Security & Privacy
We use TLS 1.2+ encryption for all data in transit, encrypted database storage, bcrypt password hashing, role-based access controls, and regular automated backups. Read our full Privacy Policy for details.
Yes. You can export your data as CSV or PDF reports at any time. To delete your account and all associated data, go to your account settings. Data is retained for 30 days for recovery before permanent deletion.
Never. We do not sell, rent, or trade your personal or financial data to any third party. We make money from subscriptions, not from your data. We don't use advertising or tracking cookies either.
When you use AI features, document content is sent to our AI provider (OpenAI) for processing. Your data is not used to train their models. We send only what's needed to complete the task. AI features are fully optional and never turned on without your action.
Please report security vulnerabilities responsibly by emailing security@greentoran.com. Do not publicly disclose vulnerabilities before we've had a chance to address them. We take all reports seriously and will respond promptly.
Common Issues & Quick Fixes
Can't log in?
Try resetting your password using the "Forgot Password" link
Check if you signed up with Google; try that sign-in option instead
Clear your browser cache and cookies, then try again
Invitation not working?
Check your spam/junk folder for the invitation email
Invitations expire after 7 days; ask the sender to resend a fresh one
Make sure you're using the same email address the invitation was sent to
Numbers don't look right?
Check that all transactions are approved (pending ones may not be included)
Verify ownership shares are correctly set for the property
Check your date filters; you might be looking at a limited time range
Billing issue?
Manage your subscription from Settings → Billing
Access your Stripe customer portal for invoices and payment methods
For billing disputes, contact us within 30 days
